Sleepless nights and wasted money. It was supposed to be a great condo, but a lot of things went wrong. The main issues are terrible maintenance and extremely lazy staff. There is no reception desk, so you always have to call or wait for a response via messenger and no guarantee that they will respond. We booked the condo for two weeks but stayed only one and had to find new accommodation at our own expense. During our stay, we struggled to solve problems with cockroaches, get a second key, address high humidity in the room, bad odor, and malfunctioning air conditioning, all to no avail. The furniture is very old and poorly maintained. They cut costs wherever they can. The condo's location is relatively convenient, but the street leading to the metro is very unpleasant, especially in the evening. Although there is a park nearby, access to it is blocked. There is only one exit from this area.

Rating the room 2030 we stayed in. should supply more toilet paper, towels, and some laundry powder. Room was clean but NOT the bed sheet cover it was stained with some purple ink - no spare blankets or sheets provided. Also - the morning of check out we got a email from the lady who rents the apartment herself asking us what time will We be checking out and telling us to put the key back etc (we have used airbnb for years and we always follow instructions) so getting a email like this was annoying and rude. the reception man downstairs is nice and helpful. the location of the apartments is good and close by to a lot of the shops. The actual building needs a lot of work and would be good if there was aircon on the inside of the place not just inside of the rooms.

Depending on availability of apartments and what you get during renting your experience may vary. I don’t recommend smaller apartments. Most owners live aboard and apartments are managed by property management. If you need a kitchen this is not the right building for you. Layout in most units is confining and impractical and not suitable for longer stay. Rooftop pool, gym, and rest area are probably the best features of the building. There is new construction with a lot of noise behind the building.

It’s seems the entire complex has some serious issues with rising damp. We booked for 4 nights and our apartment floor constantly felt damp. By the end of our stay all the clean clothing in our suitcases began to feel damp. There was an unpleasant musty smell throughout the entire building. The pool looks great at first sight but on closer inspection the tiles were grimy (green sludge) and in some parts broken. It’s seems there is a general lack of maintenance throughout the building. We regret staying here as there are far better hotel options available.

Nice small hotel along Soi Sukhumvit 12 which is relatively quiter area when compared with many streets nearby. This hotel has all amenities which a 2-3* hotels would have. The staff is friendly, restaurant offers decent range of food, has a small outdoor pool to soak yourself in. Additionally they have a place for small get togethers for let's say about 100-120people. I have seen people celebrating birthdays here.
