I will definitely miss this place and would love to visit again, hopefully bringing my friends and family along. In this condo, you don’t need to go out because it has a beautiful, clean, and well-maintained swimming pool, a common area, a barbecue place, and a nicely sized gym. Taking a walk around the neighborhood is quite enjoyable.

Broken Hotel Haus Its resort style but only a 3 star resort. Like many condo complexes in Bangkok this one is being used by many owners for illegal short term rentals on air bnb. The juristic office pretend to enforce the law to cover themselves by placing signs about it in the lobby but in reality they are ignored and nothing is done to stop the endless flow. People can be seen every Friday waiting by the main doors with back packs for their host to let them in. They are obviously using the place as a hotel and they don't care that their noisy abrupt behaviour impacts the lives of permanent residents. Also people who aren't even living here come in to use the pool then leave. Security do nothing. They don't check anyone coming in at all. The place is always broken and rundown in one way or another and going through some major noisy work that interferes with the peaceful lives of residents. Currently they are about to embark on three different jobs one of which is fixing the lights in the pool. Therefore the pool will be closed for 10 weeks from March 1st 2025. Residents are expected to just suck it up. At least it won't be like a hotel for a while I guess. They claim the pool repairs are for safety. However, the pool decking area has many broken parts with exposed rusted metal that presents a real danger not an imagined one. The solution is to place an orange traffic cone on them. They have run out of cones now because so many parts are broken. See my pics of broken deck. There are at least 10 different broken areas. There is a separate 'cold' pool which was out of order with tape across it for a long time. They recently took the tape off but have not repaired the mechanism that cools the water so it's no longer a "cold pool". The main large pool looks clean but when you look beneath the water with goggles the water is cloudy. The tiles have a green film of algae coating them. It's clearly not cleaned to the same standard an actual resort would be, in fact I've never seen anyone cleaning it at all. Super loud pumps ruin the serenity. Who wants to sit there listening to a loud mechanical sound? Defeats the purpose of relaxing by the pool. There's rarely anyone around the pool apart from on weekends when tourists arrive with their screaming brats. This is probably why. They have two shuttles. One runs on a timetable every 30 minutes to the BTS. The other is a golf cart to the local shopping area. The golf cart does not run on a timetable so you have to call and wait. It gets tedious fast. Many times I've had to call 2 or 3 times. Also every other condo complex in the area has two carts that run on a loop all day. One charges while one is being used. Kawa Haus only has one so there is no cart at all between 2 and 4 every day while it charges. One thing I will say is that I like the gym. It's spacious with a good assortment of equipment but could use a few more things such as another bench and some barbells. One bench is not enough. They have the room for for it. Also I noticed that they don't always have the AC on during the day so it can get stuffy. It's a shame it's like this but in true thai style everyone just pretends there's no problem while smiling and nodding. If I was an owner I would be very unhappy with the management. In fact I will never purchase a condo in Thailand because it's a very common story. They build these places quick and cheap and sell them as "resort style" but within 5 years they deteriorate really badly. The walls here are paper thin. You can literally hear every single movement of your next door neighbour. My lease finishes in a couple of months and I'm now looking for somewhere else to live but after experiencing the same thing in multiple complexes I don't have much hope. It's a nice quiet location and nice modern condos but sadly this lack of enforcing rules, lack of reliable shuttle and maintenance issues ruins it. Overall this complex is ok but poorly managed and maintained. Avoid.

Airbnb - turn off pls, cards way, that people can go everywhere without scan face!. And make some place scan of face necessary if really want to stop it at all. I mean lift should not work by card. Or entrance door in building should work only with scan of face. It's completely should solve problem with a lot of Airbnb customers here. It's illegal. In all other sides condo is The Best.

It’s cozy feels like living in resort. and convenient transportation, they have golf cart for dropping off at T77 area and shuttle bus for going to BTS.

Awesome place and very well maintained. Pool and gym spacious. Location is good also. Time table for the shuttle to BTS station. Just be cautious about what your unit is facing, the canal (noisy - public transport boats) or the west (sunny - hot).
