It is located on Ekkamai road in a walking distance of 500 meter. The facilities on the 31 floor are excellent. This residence is surrounded by many convenience and grocery stores which mean you don’t need to walk far to get food.

I was a long term renter. Be cautious and read this before renting or buying at Maru Ekkamai 2. I’ve noticed that many negative reviews about this place have disappeared from Google, including my previous one. So, keep that in mind when checking the ratings. When I first moved in a couple of years ago, it was decent. However, since the management changed, things have gone downhill. The new management is inefficient, and the staff is generally unhelpful. When you report a problem, they rarely follow up or seem to care. The construction quality is terrible. The walls have almost no sound insulation, and I can clearly hear my neighbors’ conversations through them. It’s not just some muffled noise – it’s like the walls don’t block sound at all. But the worst part is the ongoing construction in other areas. The noise from it is not just annoying – it’s genuinely torturous. I mean that literally. The volume is so extreme that it caused pain in my ears, and it was impossible to talk to anyone when the construction was happening. I dont want to understate this.. It’s not just loud. It’s physically damaging. It's brutal. Also, given the recent earthquake, construction quality is something everyone should take seriously, as poorly built buildings can collapse. Again, I left a while ago and I'm just leaving another review now since my last does not exist for some reason, so I dont know how the building took the quake. But I heard it was not good.

This condo is extremely overpriced, offering tiny rooms with low-quality furnishings that seem unlikely to last. Despite its high cost—comparable to or even exceeding luxury condos—the quality of the accommodations falls short. On a positive note, the condo provides a variety of shared amenities, including lounges, a BBQ area, co-working spaces, a gym, a pool, and a small dog park. However, even these features have drawbacks. For instance, the dog park imposes impractical rules, such as prohibiting pets from stepping on the grass. Unfortunately, the design of the balconies and pet areas raises significant safety concerns, making this condo unsuitable for pet owners. Overall, while the common spaces are a plus, the steep pricing, substandard room quality, and lack of pet-friendly infrastructure make it difficult to recommend this property.

This property is pet-friendly but not tenant-friendly. I strongly recommend that the owners’ association consider replacing the management company—or, more directly, terminating their services. Speaking as a professional realtor, if the owners do not take action, the property values (both for sale and rent) will likely fall below market standards.

I often visit and evaluate condos in Bangkok for investment, I think that Maru has room for improvement, for what concerns the management. For example the security doesn’t ask for documents to those entering, nor they save the car’s plate numbers. Elevators were often broken during the last years, and owners often do not follow the rules for pets, such as using the leash and not having big dogs. The facilities are beautiful and the location is convenient even if there is no shuttle available, which is available in other condos like Ideo Morph 38 or Ashton morph 38.
