so been here for 3 months now and there are many positives and few negatives with 1 being quite negative, but it might be my room specifically. i am single so this is still way too much space for me. they do use fingerprint, face recognition, and key card here. it is rather quiet as far as outdoor noise is concerned UNLESS the big C headquarters is throwing a party, but they seem to shut it down by 10pm. theres lots of little food shops, carts, and a small morning/afternoon market close by. bts, convenience store, and a convenient mall nearby too. i notice lots of chinese, some russians, maybe small amount of other european residents, thai, and americans living here as well. does not seem that packed though. my room is towards the ends so it is not as noisy as compared to if your room is closer to the elevators, but i think there are some kids/babies on my floor and i can hear them from time to time but the parents seem to do a decent job at keeping them quiet. the staff, gaurds, juristic are friendly and helpful. the owner of my condo seems to be good since i hear stories of other owners not willing to cooperate. now the biggest issue i have and will probably be for most people is there does seem to be a sewage smell that obviously comes from the bathroom that permeates to the bedroom. the first week or 2 it was quite noticeable and can definitely be a problem for lots of people and probably the reason why this room was vacant for such a long time (according to the real estate agent). so what i had to do was use lots of those air fresheners that you leave in rooms and even that felt like it was not enough. so what i did was bought a lot of the pipe drainage chemicals to help water go through better and it actually helps drastically. i use this method at least once a month along with air fresheners just in case and it really helps out and it is much better than going to the room and it smelling like something terrible died in there. now i understand why people recommend to make absolute certain you do a smell test. i believe juristic tries their best to freshen the air and blast the a/c so it is not noticeable. so heads up. i think after my lease is over then i will move somewhere else even though there are lots of pros and minimal cons but a super big con. now knowing how big of a negative i have to deal with i would ask for a lower monthly price if i knew of this problem from the start.

Very nice low rise (8 story) condo in a quiet soi 5 minute walk from Ekkamai BTS. Pool , Roof Garden, communal “Airport” lounge. Very well looked after.

Lovely place, well maintained with a beautiful pool, gym, sauna and rooftop garden. Several convenience stores located nearby. Security 24/7 and very friendly.

Fantastic low rise new condo nestled in quiet enclave yet within walking distance to Ekkamai BTS and Gateway shopping mall.

It's a great apartment in a busy area but not too noisy. It's very quiet. There's a delicious shabu-shabu restaurant opposite. B C is next door. If you walk, you can walk to the MRT station in about 15 minutes. The important thing is that it won't be blocked by the sun and it's a sunny place.
